Capitalise: Prospects for Property 2019

On Thursday 31 January, we hosted our second annual Capitalise: Prospects for Property seminar at our new spectacular venue, The National Gallery in London.

The event was hosted by UK CEO Andy Martin together with Mark Doran, COO of Transwestern, our US Alliance Partner, and a team of experts including Ben Page, Chief Executive, Ipsos MORI; Katherine Russell, Head of Real Estate, Planning, Policy & Commercial, John Lewis Partnership; Darren Hall, Supply Chain and Operations Consultant, Scoptima; and Luigi Speranza, Chief Global Economist, BNP Paribas UK.

Senior market experts from BNP Paribs Real Estate UK Advisory provided thought-provoking market insight, including Deputy CEO, Etienne Prongué; Head of Research, Stephanie McMahon; Head of Commercial Placemaking and Masterplanning, Denizer Ibrahim; Research Director, Vanessa Hale; and Head of Logistics and Industrial, BNP Paribas Real Estate France, Anita Simaza.

Against the backdrop of the global tectonic shift in politics and the economy, our experts discussed the current landscape, the macro trends we’ll see in 2019 and the case for UK property.

In the context of ongoing political turmoil and economic pessimism seen since the aftermath of the UK referendum on EU membership in June 2016, the message from the panel was clear: there are plenty of reasons to be optimistic for 2019. Real estate fundamentals remain strong, and global asset allocations to real estate are expected to continue on an upward trend as investors search for returns and stability in a low interest rate environment.

While political uncertainty can often make us look inward, the liquidity, transparency and accessibility of the UK real estate market, as well as the strength of opportunity in London and the regions continue to attract capital from overseas investors, and London remains a top three global city across numerous indicators.

Looking forward, housing affordability and its impact on business remains a significant impact factor for the real estate market, along with growing momentum towards environmental sustainability and the needs of an ageing population, which continue to fuel investor appetite in retirement and later living schemes, along with other alternative assets classes.

We are at a crossroads of change with enormous opportunities presented by Big Data, smart cities and new technologies that are changing the way we live, work and play, fuelling trends in urbanisation and migration, and shifting the epicentres of business and population growth. Taking advantage of these opportunities requires a shift in gear and a consideration of the new drivers of change impacting on real estate decisions.
